Brickell House is a 47-story luxury condominium tower located in the heart of Miami's Brickell financial district. Completed in 2014, the building features 374 residences with floor-to-ceiling glass windows offering stunning views of Biscayne Bay and the city skyline. The tower includes resort-style amenities, a rooftop pool deck, and ground-floor retail space in one of Miami's most vibrant neighborhoods.
Following occupancy, residents reported water infiltration issues during heavy rain events, particularly at the curtain wall perimeter joints and through the rooftop terrace waterproofing system. The challenge was to identify the root causes without disrupting residents and develop a comprehensive remediation plan that could be executed in phases.
We conducted extensive water infiltration testing using ASTM E1105 spray rack methods and infrared thermography to pinpoint failure points. Our investigation revealed installation deficiencies in the sealant joints and inadequate flashing details at critical transitions. We developed a phased remediation plan that allowed work to proceed without requiring resident relocation.
Successfully identified and remediated all water infiltration points across the 42-story tower. Post-remediation testing confirmed complete elimination of leaks. The project was completed 15% under budget and two weeks ahead of schedule. Resident satisfaction scores improved dramatically, and the building now maintains a pristine envelope performance record.
