Mr. C Residences Coconut Grove is a high-rise luxury residential project developed by Terra and branded under the Mr. C (Cipriani) name, located at 2655 S Bayshore Drive. The tower features a modern glass-forward design by Arquitectonica with interiors by Meyer Davis, positioned to capture bay and skyline views while delivering a service-oriented lifestyle experience consistent with the Mr. C hospitality brand.
The design intent called for custom railings that did not simply “attach” to the building, but transitioned cleanly into the structure. That meant the interface had to be precise, visually consistent, and resilient to movement and water exposure at slab edges, balcony fronts, and other transitions where leaks and finish failures commonly originate.
MCWC focused on the railing-to-structure transition as a detailing and coordination exercise, not just a railing scope. The team reviewed the connection geometry, tolerances, waterproofing continuity, and thermal/movement considerations at the embed/anchor locations, and aligned these details with the slab edge conditions and façade/waterproofing sequencing. Field verification and targeted inspections helped confirm the installed transitions matched the intended elevations, alignment, and sealant/waterproofing requirements before adjacent finishes were closed in.
The custom railings achieved a cleaner, more integrated appearance while reducing typical risk points at balcony edges and structural transitions. The completed assemblies aligned with the architectural intent, maintained consistent lines across elevations, and supported better long-term performance by treating the railing interface as part of the building envelope system rather than an isolated add-on.
